When people usually need probate house clearance

Every family and estate is different, but we see the same key situations again and again where probate house clearance becomes necessary:

  • You are an executor who must clear a house so it can be sold or returned to a landlord
  • The family have taken sentimental items and important documents, but a lot still remains
  • A property has stood empty for some time and you need deceased estate clearance to move things forward
  • The home was heavily cluttered or hoarded and is overwhelming to tackle alone
  • A solicitor, estate agent or housing association needs a reliable partner for probate clearance london or Surrey

In all of these cases, a standard “man with a van” approach is rarely enough. You need a sensitive house clearance carried out at the right pace, with good communication and an understanding that this is more than just rubbish.

What makes bereavement house clearance different

A normal clearance is about speed and efficiency. A bereavement house clearance is about care, order and respect as well as getting the job done.

When we carry out bereavement house clearance:

  • We work at a pace that suits you – steady and respectful rather than rushed
  • We understand that you may change your mind about certain items on the day
  • We treat every room as someone’s home, not just “waste to be removed”
  • We are careful with items that might have sentimental or financial value
  • We are discreet with neighbours and do not draw unnecessary attention

Our team are used to working quietly in the background while family members, executors or agents make decisions. A good probate house clearance service should reduce stress, not add to it.

Probate house clearance for executors and solicitors

If you are an executor, you may be dealing with a property in an area you do not know well, with instructions from beneficiaries and solicitors to follow. Our probate house clearance service is built to support that role.

We can:

  • Work from written instructions or a simple “keep / remove” list
  • Focus on clearing agreed areas first – for example, loft, garage or outbuildings
  • Take away everyday contents while you or your solicitor retain important documents
  • Provide deceased estate clearance that prepares the property for valuation, sale or return

For solicitors and estate administrators, we can:

  • Liaise with your office about keys and access
  • Provide a clear outline of what has been removed
  • Arrange staged probate house clearance if different rooms or items need to be handled separately

If you need probate clearance london or in nearby parts of Surrey on behalf of a client, you can phone us, explain your requirements and let us take care of the practical work on site.

Sensitive house clearance for hoarded or difficult properties

Some properties in probate are straightforward. Others are not. A sensitive house clearance is especially important when:

  • The home has been heavily hoarded over many years
  • Access is restricted by bags, boxes and stacked items
  • There are hygiene issues, pests or damp that make entry difficult
  • Family members feel overwhelmed at the thought of going through everything

We approach hoarded and neglected homes with:

  • No judgement – we have seen many similar situations before
  • A focus on safety for everyone on site
  • A methodical, room-by-room plan
  • Extra time allowed where needed to separate obvious rubbish from potentially important items

If you tell us the property may be hoarded or in poor condition when you call, we will factor that into your sensitive house clearance plan and explain realistically what can be done in one visit.

How our probate house clearance service works

The structure is simple, but the tone is different from an everyday clearance. Here is how our probate house clearance process usually runs.

Step 1 – Phone call and listening to your situation

Everything starts with a conversation. When you call, we will ask:

  • Your connection to the property (executor, family member, solicitor, landlord or agent)
  • Where the property is and what type it is (flat, house, bungalow, sheltered housing, etc.)
  • Whether you have already removed important documents and sentimental items
  • Whether there are any particular rooms or items that need special care

This is not a rushed checklist. A good bereavement house clearance begins with listening so we understand what matters most to you.

Step 2 – Agreeing what stays and what goes

Next, we clarify your instructions. For example:

  • Everything goes apart from clearly labelled “keep” items
  • Only certain rooms or items are to be cleared
  • We remove obvious rubbish and unwanted items, leaving furniture for sale or donation
  • We carry out full deceased estate clearance, including loft, garage and garden

If you are not ready to clear absolutely everything, we can provide a staged sensitive house clearance, dealing with the worst areas first and returning later for the rest.

Step 3 – Quote and scheduling

Once we understand the scope, we give you a clear quote or a realistic price range for the probate house clearance, based on:

  • Size of the property and number of rooms
  • Amount of contents remaining
  • Access, stairs and parking
  • Location in London or Surrey

We then agree a date and time window that fits around valuations, viewings or key-handover dates. If you are travelling some distance, we will do our best to match the booking to the days you are in the area.

Step 4 – Clearance day

On the day of your probate house clearance or bereavement house clearance:

  • The crew introduces themselves to you or your representative
  • You walk through the property together and confirm instructions
  • The team works room by room, removing agreed items and separating obvious rubbish
  • Anything uncertain is put to one side so you can decide before it leaves the property

We know that some decisions are made on the spot. A good sensitive house clearance leaves space for those last-minute choices without pressure.

Step 5 – Tidy finish and next steps

When the clearance is complete:

  • The crew walks you through the property again so you can see what has been done
  • Cleared rooms are left tidy and as empty as the instructions allow
  • If you need a further visit – for example, after a sale or once other works are complete – we can discuss this before we leave

By the end, your probate house clearance has turned a difficult, cluttered property into one that is ready for the next stage: valuation, sale, return to a landlord or simply a period of quiet while you decide what to do next.

What we can help with during deceased estate clearance

As part of deceased estate clearance, we can usually deal with:

  • General household contents – furniture, clothing, books, ornaments and kitchen items
  • White goods and appliances (once disconnected)
  • Mattresses, carpets and soft furnishings
  • Loft contents, cellars and under-stair storage
  • Sheds, garages, outbuildings and garden items
  • Mixed rubbish and bagged waste left by previous visits

We can also adapt the probate house clearance to fit your plans. Examples include:

  • Leaving certain items in place for auctioneers or valuers
  • Clearing all but one room so there is a base for decorators or trades
  • Carrying out a first sensitive house clearance of high-risk or blocked areas before other professionals attend

If there is anything unusual at the property, mention it when you call. The more we know about your deceased estate clearance needs, the better we can plan.

What we do not do – legal and valuation boundaries

A proper probate house clearance service also knows its limits. We do not:

  • Provide legal advice on probate, wills or disputes
  • Decide which items should be kept, sold or discarded – that choice remains with you
  • Offer formal valuations for jewellery, art or antiques
  • Handle high-risk hazardous materials such as asbestos

We can point out items that look potentially valuable or important, but we will not make legal or financial decisions for you. If you need advice in those areas, you should speak to your solicitor, probate professional or valuer before booking bereavement house clearance.

Areas we cover for probate clearance London and Surrey

We provide probate clearance london and in nearby parts of Surrey, with a particular focus on:

  • South and South West London – including Sutton, Croydon, Wimbledon, Brixton, Clapham, Tooting, Streatham, Balham, Kingston, Surbiton, New Malden, Richmond, Twickenham, Hampton and Teddington
  • Surrey locations close to the London border

If you are unsure whether a property is within range for probate clearance surrey or London, call with the postcode. We will tell you straight away if we can help and what availability looks like.

FAQs about probate house clearance

Do I need to empty the property before you come?
No. The whole point of probate house clearance is that we help you remove what you no longer want or need. You only need to make sure that anything you definitely wish to keep – for example jewellery, key paperwork or very personal items – is clearly set aside or removed before the clearance begins.

Can you work while family members are present?
Yes. Many bereavement house clearance jobs involve relatives being on site, especially at the start and end of the day. We are used to working quietly in the background while decisions are made.

What if I live far away and cannot attend?
Where practical, we can collect keys from a local solicitor, estate agent or trusted contact and carry out deceased estate clearance to written instructions. If you would prefer to be there in person, we can schedule the probate house clearance for a day when you are in the area.

Can you clear very cluttered or hoarded homes?
Often, yes. A sensitive house clearance is exactly what is needed in hoarded properties. When you call, be honest about how full the property is. We will explain what is realistic in one visit and whether any special safety measures are required.

How long does a probate house clearance take?
It depends on the size of the property, the amount of contents and access. A small flat with limited contents may be cleared in a few hours; a large, fully furnished and cluttered house will take longer and may need a full day or more. When you describe the property on the phone, we will give you a realistic estimate for your probate house clearance.

Do you recycle or donate items where possible?
Yes, within the limits of condition and local facilities. Some furniture and household items from bereavement house clearance may be suitable for donation or reuse; others will need to be recycled or disposed of. We always use licensed sites and follow responsible routes for deceased estate clearance.

Can you help at short notice before a sale or inspection?
We often carry out probate house clearance at relatively short notice, especially when sales dates or inspections are fixed. Call as soon as you know what you need and we will tell you honestly what we can do in the time available.

We used this company on recommendation of another trade that we trust, so I was confident they would do a good job. Rob responded to my message, visited to give a quote and was able to remove our waste on the same day. We agreed payment by bank transfer. We had a large job of old flooring, fencing and general household waste. Rob did the work quickly and efficiently and left our front garden looking the best it has done in weeks. Overall, he did a great job for us and also really appreciated how friendly and professional they were too. Would happily recommend and If we need a pickup in the future he would be the first person we would call.

We used Rob to dissemble, and remove our garden shed, as well as a few other garden items. He was professional, diligent, earnest and really lovely to work with. Reasonably priced too! He worked incredibly hard to sort out quite a complicated setup, and was very transparent - explaining everything to us as he was going along. Couldn’t recommend him enough and will deffo be using him again in the future. Thanks Rob!

I never met Rob in person but that did not take away from the quality of the service provided. I contacted Rob to ask if he could remove a green house from a property we had just purchased (but were not yet living in). He asked for a day or two to check his schedule and confirm his availability. Rob then got back to me the next day and said he could be there the following morning. I was not able to meet him but I said he could let himself into the back yard. He contacted me the next day from the property, provided me with a quote (which I thought was very reasonable), then started with the work immediately. He then contacted me a few hours later, sent me some before and after photos, and that was that. Fast, efficient, well priced, professional, and excellent communication. I am sure I will be using his services going forward and highly recommend these as well. Thank you Rob.
