House Clearance Prices

When you are planning a clearance, you need a realistic idea of house clearance prices before you book. This page explains how we work out house clearance cost in London and Surrey, what typically affects the price, and how different situations uch as flats, houses, probate, end of tenancy and hoarded homes fit into that structure.

We keep house clearance prices simple, honest and based on what actually needs to be cleared. You are not paying for complicated formulas; you are paying for time, labour, van space and responsible disposal. On this page you will see how those elements come together so you can understand your likely house clearance cost London or Surrey before you pick up the phone.

For a firm figure, the best next step is always to call. We can then talk through your property, explain how our house clearance prices apply to your situation, and give you a clear estimate before you decide whether to go ahead.

How house clearance prices are worked out

Every home is different, but the way we think about house clearance prices is always the same. We look at:

  • Size of the property
Every home is different, but the way we think about house clearance prices is always the same. If the work is focused on one outbuilding rather than the whole property, our garage clearance service may be more suitable.
  • Volume of contents
Some properties are lightly furnished, others are full from floor to ceiling. This page explains how we work out house clearance cost in South London, what typically affects the price, and how different situations fit into that structure.
  • Access and layout
Every home is different, but the way we think about house clearance prices is always the same. Access and layout can make a major difference, especially when loft spaces or awkward stairs are involved.
  • Type of contents
Standard household items sit in our usual structure for house clearance prices. Very heavy or unusual items (for example pianos or large safes) may require extra labour or time, which can affect house clearance cost London and beyond.
  • Location and parking
Central house clearance cost London jobs may need paid parking, strict time slots or careful planning around traffic. In many Surrey locations, parking is easier. We factor these practical points into the overall price.
  • Complexity and condition
Probate, hoarded or long-neglected properties can take significantly longer to clear than a standard move-out. The extra labour and sorting needed is reflected in final house clearance prices.

We will always explain how these points apply to your property when you call to discuss your house clearance cost London or Surrey.

Typical house clearance prices – example scenarios

Every job is quoted individually, but it helps to see how different situations usually sit within our house clearance prices structure. These are examples, not fixed promises, but they give a realistic picture.

  • Lightly furnished one-bedroom flat
    • A small flat with basic furniture and a modest amount of belongings.
    • Typical house clearance prices here are towards the lower end of our range.
  • Standard two-bedroom house
    • Normal family contents in living room, kitchen and two bedrooms, plus some items in cupboards and loft.
    • House clearance cost London or Surrey for this type of job usually sits in the middle of our pricing bands.
  • Larger three or four-bedroom home
    • Several bedrooms, multiple reception rooms, garage or shed contents and a fuller loft.
    • This kind of project normally falls towards the higher end of house clearance prices, simply because there is more to remove and more labour involved.
  • Part-house clearance
    • Only certain rooms or selected furniture need to be cleared, for example one bedroom and a living room.
    • Here, house clearance prices are closer to a standard rubbish removal band rather than a full-property figure.

When you call, we will ask which of these examples your property feels closest to and use that as the starting point for your house clearance cost London or Surrey estimate.

Flats versus houses – how this affects house clearance cost

Flats and houses often involve different challenges, and that shows up in house clearance prices.

  • Flats
    • Stairs or lifts, shared hallways and tighter access are common.
    • Contents may have been brought in piece by piece over time, so removal is slower than for a house with direct front-door access.
    • For upper-floor flats in busy areas, house clearance cost London may be slightly higher than for a similar-sized ground-floor property due to time and access.
  • Houses
    • Easier front-door or back-door access in many cases.
    • However, houses often have lofts, cellars, garages and sheds that add to the volume of contents.
    • For suburban properties in London and Surrey, easier parking can offset some of the extra space when working out house clearance prices.

When we discuss your house clearance cost London or Surrey over the phone, we will ask whether you are in a flat or a house, which floor you are on, and what other spaces (loft, cellar, garage, shed) are included.

Probate and bereavement house clearance cost

Probate and bereavement clearances are different from standard move-out jobs. They often require more time for sorting and careful handling of personal items, and that has an impact on house clearance prices.

For probate clearances we typically:

  • Allow extra time to separate items to keep, donate or dispose of
  • Work at a pace that suits the family or executor
  • Coordinate dates around legal or sale deadlines

This means house clearance cost London or Surrey for probate work can be higher than for a simple “empty everything” job of the same size. However, we are always transparent about why. When you call, let us know that it is a probate or bereavement clearance, and we will explain clearly how that affects house clearance prices and timescales.

End of tenancy house clearance cost for landlords and agents

End of tenancy clearances are often about speed and standards. Landlords and letting agents need the property cleared on time so cleaning, repairs and viewings can go ahead. This can influence both house clearance prices and scheduling.

For end of tenancy work we usually:

  • Work to a fixed deadline aligned with check-out or check-in dates
  • Clear abandoned furniture and rubbish left by previous tenants
  • Remove unwanted items so cleaning can start immediately

If the property has been left in good condition with only a few items, house clearance prices may be closer to normal rubbish removal levels. If it has been heavily neglected or overfilled, This page explains how we work out house clearance cost in Surrey, what typically affects the price, and how different situations fit into that structure.

When you call, let us know if you are a landlord or agent and we will talk through how that shapes your house clearance prices.

Hoarded and heavily cluttered properties

Hoarded homes and very heavily cluttered properties require much more time, care and labour than a standard clearance. This is reflected in house clearance prices, but we always explain it sensitively and honestly.

In these jobs we often need to:

  • Work room by room, with careful sorting and safe access
  • Handle large volumes of bagged waste and mixed items
  • Allow extra time for health and safety precautions

Because of this, house clearance cost London or Surrey for hoarded properties will normally sit above standard bands for similar-sized homes. The key is that we will talk openly about what is involved and agree a realistic approach before starting, so your house clearance prices make sense for the amount of work required.

What is included in our house clearance prices

Our house clearance prices are designed to cover everything you reasonably expect from a professional service. A typical house clearance cost London or Surrey figure includes:

  • Labour
A trained team to clear agreed rooms and areas, including lifting and carrying items safely.
  • Loading
Removal of furniture, bags, boxes and other contents from the property to the vehicle.
  • Transport
Travel of the loaded vehicle to licensed waste facilities.
  • Disposal
Responsible disposal of contents, with reuse and recycling where possible. Certain items may attract extra charges because of specialist disposal requirements; we will explain these when we discuss house clearance prices.
  • Basic tidy
A simple sweep or tidy of cleared areas so you can see the space clearly once the job is done.

What is not normally included in standard house clearance prices:

  • Major building work or structural strip-out
  • Deep cleaning after clearance
  • Specialist removal of hazardous materials

If you think any of these might be relevant, let us know when you call so we can advise whether they fit within normal house clearance cost London or Surrey, or need separate arrangements.

How to get an accurate house clearance cost London or Surrey

Online guides can only go so far; the most accurate way to understand your house clearance prices is a short phone call. On the call we will usually ask:

  • Where the property is (postcode and area)
  • Whether it is a flat or a house, and how many bedrooms it has
  • Which rooms and areas need clearing (including loft, cellar, garage or garden buildings)
  • Roughly how full the property is – lightly furnished, normal or very full
  • Whether it is a standard move, probate, end of tenancy or a hoarded home

Based on this, we can give you a clear guide to house clearance cost London or Surrey. If the job sounds complex, we may explain that the figure could move slightly once we see the property in person, but you will still have a realistic range to make a decision.

During the call, the team may suggest sharing photos later to refine house clearance prices further, but the first step is always a phone conversation so we can understand the situation properly.

FAQs about house clearance prices

Are house clearance prices based on the number of rooms?
Rooms are a useful starting point, but house clearance prices are really based on how much needs to be removed, how long it will take and how easy the property is to work in. A three-bedroom house with minimal furniture might cost less to clear than a very full two-bedroom flat.

Is house clearance cost London always higher than in Surrey?
Not always. House clearance cost London can be higher where parking is difficult or properties are hard to access, but some parts of London are no more complicated than Surrey. We look at the specific property rather than assuming one area always costs more.

Do you charge extra for items like fridges or mattresses?
Some items attract additional disposal fees everywhere, and that can slightly affect house clearance prices. If your property includes a lot of these items, we will explain how they influence house clearance cost London or Surrey during the call.

Can I reduce house clearance prices by clearing some items myself?
Yes, reducing the volume of contents can help. If you donate, sell or remove certain items beforehand, it may lower your final house clearance prices, especially for larger properties.

Do probate and hoarded clearances cost more than standard jobs?
They often do, simply because they take longer and involve more labour. We will always discuss this openly, explain why house clearance cost London or Surrey is higher in those situations, and agree an approach that makes sense for you.

We used this company on recommendation of another trade that we trust, so I was confident they would do a good job. Rob responded to my message, visited to give a quote and was able to remove our waste on the same day. We agreed payment by bank transfer. We had a large job of old flooring, fencing and general household waste. Rob did the work quickly and efficiently and left our front garden looking the best it has done in weeks. Overall, he did a great job for us and also really appreciated how friendly and professional they were too. Would happily recommend and If we need a pickup in the future he would be the first person we would call.

We used Rob to dissemble, and remove our garden shed, as well as a few other garden items. He was professional, diligent, earnest and really lovely to work with. Reasonably priced too! He worked incredibly hard to sort out quite a complicated setup, and was very transparent - explaining everything to us as he was going along. Couldn’t recommend him enough and will deffo be using him again in the future. Thanks Rob!

I never met Rob in person but that did not take away from the quality of the service provided. I contacted Rob to ask if he could remove a green house from a property we had just purchased (but were not yet living in). He asked for a day or two to check his schedule and confirm his availability. Rob then got back to me the next day and said he could be there the following morning. I was not able to meet him but I said he could let himself into the back yard. He contacted me the next day from the property, provided me with a quote (which I thought was very reasonable), then started with the work immediately. He then contacted me a few hours later, sent me some before and after photos, and that was that. Fast, efficient, well priced, professional, and excellent communication. I am sure I will be using his services going forward and highly recommend these as well. Thank you Rob.
